The proposed development of some 15.2 hectares is located on the grounds of the former Youghal Carpets approximately two kilometres to the west of the town centre of Carrigtwohill. The scheme includes the construction of a motor mall (currently Ballyseedy), retail warehouse units, commercial units, leisure units, office blocks, restaurant and crèche facility. Following the decision to grant permission for the demolition of all existing buildings on the former site the business park is positioned to expand to a third generation development.
